KDR Real Estate Services is a certified small business specializing in the acquisition of right-of-way and easements for public infrastructure projects. Our services include the conducting of title searches and preparation of title reports, preparation of title commitments and issuing title policies, compiling/reviewing/assembling legal documents, construction plans, and plats for offer packages to landowners, conducting negotiations and settlements with landowners, contacting lien holders for releases, preparation of closing packages, and title updates and recording conveyance documents. We are currently seeking an individual with preferably 2-4 years of experience in title research and/or all aspects of the closing process including collecting and processing legal documents and title insurance commitment requirements. Although not mandatory, experience in any discipline involving right-of-way or land acquisition would be an enhancement for the qualifications of this position.
Primary Responsibilities
Assist Pre-Negotiation Manager
Prepare and/or review title reports and supporting documents for ownership verification
Collect items for landowner offer packets including deeds, easement agreements, construction plans, plats, offer letters, title reports, appraisals, W-9 tax forms, and any needed additional documents specific to the type of ownership
Review appraisals for mathematical accuracy, correct ownership information, and conformity to public records
Prepare landowner packets
Review executed documents for accuracy
Update applicable section of the project tracking report and when applicable update Virginia Department of Transportation software (RUMS).
Secondary Responsibilities
Assist Post-Negotiation Manager
Contact lien holders and obtain needed releases
Prepare closing statements
Coordinate recordation process
Update applicable section of the project tracking report and when applicable update Virginia Department of Transportation software, RUMS.

KDR Real Estate Services is a full service right of way and easement acquisition company. Our services include ownership verification that can range from a current owner rundown to a 60-year title search, appraisal of property rights to be acquired, conveyance document preparation and compilation of related paperwork for the presentation of an offer to the affected landowners, negotiations with the landowners, relocation assistance, clearance of title, closing and settlement procedures, and overall project administration to complete the transfer of title from the property owner to the acquiring authority. KDR is also a licensed title agency who can underwrite insurance policies through WFG National Title Insurance Company.
We work closely with the client, which is most often either an engineering company that has been awarded the contract to design and build a public facility or the public agency itself that will own the facility, and representative legal counsel to insure that proper acquisition procedures are followed in accordance with the requirements of the Virginia Code relating to rights acquired through the eminent domain process. We have personnel who have been trained... and are experienced in using the VDOT RUMS software program that is required for state and federally funded projects.
The office of KDR Real Estate is centrally located in Richmond, Virginia. We have a current staff of 11 individuals including both full time and part time employees. The allocation of tasks among these employees is structured into areas of specialization to facilitate the timely delivery of right-of-way clearance. For projects outside of the Richmond MSA, we utilize title researchers and appraisers who are familiar with and have done work in the respective locality.
